Reading Our Emails

We will email you after you book to inform you about deposits. travel and taxis. Emails sent through certain booking systems may end up in your spam folder. Please check your spam folder if you have not received email from us.

Paying your Deposit

We have a strict deposit policy. Please pay your deposit when requested. If you have difficulty paying, please tell us. If you have been asked for a deposit and have not replied or paid by the deadline, you may have your booking cancelled without warning.

For Agent bookings and Group bookings, full payment must be made in advance of check-in.

Payment of Room Balance at Check-In

For individual guests, payment of room balance will be charged at check-in.

For Agent bookings and Group bookings, full payment must be made in advance of check-in.

No Refunds after 14-days before Check-In

For individual/small bookings, guests can cancel free of charge until 14 days before arrival.
No refunds will be given after 14-days before check-in.
For groups, weddings, and agent bookings, different policies apply and will be discussed separately with you.

Peace Policy

Our resort is peaceful and remote. Guests come for quietness.

  • Parties or music in guest rooms or on balconies or on the beach is not permitted. No loud parties. Bring headphones if you want to listen to loud music / entertainment.
  • Guests who disturb others will be asked to leave.
  • We host a small number of weddings each season, with permission sometimes granted for music within restricted hours. We do our best to inform and discuss this with guests in advance, if their stay coincides with wedding dates.

Please respect our policy for keeping Cola Beach quiet. If you want shops, nightlife, entertainment, parties or music, please cancel your booking and rebook elsewhere - our resort will not suit you.

No Outside Alcohol

No outside alcohol allowed in the resort - we have a full bar with beers, wines, spirits, cocktails etc. if you wish to buy drinks.

No Outside Meals

Please do not turn up with pre-prepared meals, picnics or cooking equipment to cook on the beach. This is against resort policy. Our restaurant is open from 8am to 10pm (last orders) everyday. If you want food prepared for a picnic or to take to the beach, you can arrange this through the restaurant.

Prices & Payments

  • Standard rate is for 2 adults per room.
  • Extra adults must use an extra mattress at cost 700 - 1200 INR per night (price depends on room and date booked). Max 1 extra mattress per room. Max 3 adults total per room.
  • No meals are included in room price.
  • Prices are as booked. No negotiation on room, taxi or bar/restaurant prices or GST tax rates.
  • Room upgrades at resort by guest request will be charged at applicable rates.
  • Taxi transfers to/from Cola village main road cost 500-600 INR.
  • No deposit, no room.
  • Bar & Restaurant bills will have 5% GST tax added.
  • Room service attracts an additional 5% service fee.
  • No refunds after 14-days before check-in. All guests are informed about the isolation of the resort, the last mile of track, that wifi isn't superfast and that phone network is limited, before being asked to pay a deposit. These are not a valid reasons for requesting a refund.
  • We accept card and cash (INR, GBP, EURO, USD currencies). Card payments attract a fee. Room balance will be charged at check-in. The card machine connection to the bank can fail for a few hours at a time due to bank / network issues. If you plan to pay in-stay bills (e.g. restaurant, bar bills) by card, please make the required payments during your stay so any card machine outages can be worked around - not last minute at check-out time.


  • Phone reception is limited at the resort due to our remote location.
  • Free wi-fi is available but do not expect it to be superfast, or constantly available. The signal is strongest in the bar/restaurant area. Wifi signal does not reach all the rooms at the resort.
  • Try to complete urgent phonecalls/online work before you reach us.
  • You can walk up the hill a bit or up the steps to the carpark to make/receive phonecalls. Staff can advise you where to pick up the best network.

Room Selection

If you want a sea-view room you must book a room which has "sea view" or "ocean view" in the name.
Jungle View Cottages and Garden View Cottages do not have sea view.
Please check you have booked correctly.
Room upgrades at resort are only sometimes possible, and will be charged at applicable rates.
Certain rooms have hot water in the bathroom (Top Deluxe, Deluxe Cottages, and 5 of the Lagoon Cottages).  For other rooms you can request hot water at reception and it will be delivered to your cottage in buckets when you need it.
Multiple-room bookings: you can request rooms side-by-side, and we will do our best to arrange this, but we cannot guarantee it, particularly at busy times or if your group has booked different room types.

Early Check-In / Late Check-Out

Room check-in time is 12 midday. Room check-out time is 11am.
Guests may arrive earlier than 12 midday to enjoy the resort before check-in time.
After 11am check-out, you can continue to enjoy the resort until you leave.
Free luggage storage is available at reception.
If you arrive before 12 midday, you can tell staff which room you are waiting for,
and if your room is ready early, you can go straight in. We cannot guarantee this though.


To book a taxi, email or WhatsApp us at least 24 hours in advance so we have time to contact a driver. Same-day taxi bookings cannot be guaranteed. Night-time arrivals must only book taxis through us, as the drivers we send know where we are.

Our boat taxi is available for pick-up/drop to Palolem and Agonda.

Drivers will wait for reasonable last-minute delays.
If your taxi driver turns up at the pick up location, and you do not, or you get another taxi, you will still need to pay the taxi fare, as the driver will have invested his own time and petrol in going to meet you. We do not take commission from the taxi drivers - you can pay the driver directly, or through reception at the resort.

Taxi drivers are not employed directly by the resort, they are independent businesses, but we are happy to book them for you. If you ask for AC to be turned on, the driver is entitled to charge extra to cover the extra costs.

Keep us or the driver updated about any changes to your travel (e.g. flight or train delays) that will affect your taxi booking.

Arrivals At Night

If you are arriving after dark, you must tell us in advance. If coming by taxi at night, please only book our taxis - outside taxis find it difficult to find us at night and may refuse to take you down the bumpy track.
If you are arriving after dark in your own vehicle, tell us in advance.
Carry the maps and contact numbers with you.

If you are arriving overnight or very early morning, we advise you to book the room from the night before so you have immediate access to your room when you arrive. Otherwise you will have to wait at the restaurant / beach until your check-in time of 12 midday.
